The Northern Michigan Luxury Real Estate Market: What Buyers Need to Know in 2026

Nantucket. Martha's Vineyard. Jackson Hole. Napa. Petoskey.

That last one surprises people. But in March 2026, Realtor.com named the Petoskey area one of the 13 "pure luxury" housing markets in the country: places where million-dollar homes aren't the exception, they're the norm. Petoskey was the only market on the list in the Midwest.

I'm Geno D'Angelo, and I've spent more than 20 years helping buyers find luxury, resort, and second homes in Petoskey, Harbor Springs, Charlevoix, and Boyne City. Here's what the luxury market up here actually looks like right now, where the money is going, and how to buy well in it.

Northern Michigan Luxury Real Estate by the Numbers

According to Realtor.com's March 2026 luxury report, the Petoskey area looks like this:

  • 53% of active listings were priced at $1 million or more
  • Median listing price: about $1.11 million
  • Top 10% of listings started around $3.5 million
  • Top 1% of listings started around $8 million
  • Ranked #11 nationally, alongside Nantucket, Jackson, Napa, and Bozeman

For perspective, MyNorth reports that the median price in the Petoskey area was under $350,000 as recently as 2020. That's a different market in just a few years.

One important note: these are listing prices, not sale prices. A listing price is what a seller hopes to get. What a home actually sells for, and how long it takes, is where the real story is. More on that below.

Why Luxury Buyers Are Choosing Northern Michigan

The buyers I work with usually aren't chasing a trend. They're chasing a way of life. A few things keep drawing them here:

  • The water. Little Traverse Bay, Lake Charlevoix, Walloon Lake, and Lake Michigan shoreline. Clear, freshwater lakes you can boat, swim, and fish, with no salt and no sharks.
  • Four real seasons. Summer on the lake, fall color on the Tunnel of Trees, and winter at Nub's Nob, The Highlands, and Boyne Mountain.
  • Value compared to the coasts. A Lake Michigan waterfront home here can cost a fraction of what a comparable home costs in Nantucket or Napa.
  • A slower pace with real amenities. A walkable downtown in Petoskey, a full regional hospital in McLaren Northern Michigan, and a summer community that has been coming back for generations.
  • Family legacy. Many of the homes up here get passed down. A lot of buyers are building that same kind of place for their own kids and grandkids.

Where the Luxury Market Is in Northern Michigan

Harbor Springs: the benchmark

Harbor Springs is the top of the market. Waterfront on Little Traverse Bay and the Lake Michigan shoreline north of town sits firmly at the high end, and even off-water homes carry a premium for the zip code. Buyers here are typically looking for a summer home, and the town is built for exactly that.

Petoskey and Bay View: in-town luxury

Petoskey offers something Harbor Springs doesn't: a year-round small city. Luxury buyers here want bay views, walkability to the Gaslight District, and quick access to healthcare. It's the strongest luxury option for buyers who plan to be here more than a few months a year.

Lake Charlevoix and Walloon Lake: premier inland water

Lake Charlevoix is 17,000 acres with access to Lake Michigan, connecting Charlevoix, Boyne City, and East Jordan by water. Walloon Lake is smaller, quieter, and highly sought after. On both lakes, waterfront homes usually run from about $2 million to $10 million.

The Inland Waterway: the value play

Burt Lake and Mullett Lake, about 25 minutes east of Petoskey, are part of a 40-mile chain of lakes and rivers that runs all the way to Lake Huron. Waterfront here typically runs about $1 million to $3 million. It's the same kind of clear Northern Michigan water, often for half the price or less. For buyers who want to spend on the property rather than the zip code, this is where I'd look first.

What the 2026 Market Means for Luxury Buyers

The frenzy of 2021 and 2022 is over. Prices have cooled from the peak, and homes are sitting on the market longer than they did two years ago. That doesn't mean prices are falling across the board. It means buyers have something they haven't had in a while: time and leverage.

Here's what that looks like in practice:

  • You can negotiate again. Homes that have been on the market for a while are often open to conversations on price, terms, or what stays with the house.
  • You can do your homework. Inspections, surveys, shoreline and septic reviews, and a real look at the property's winter condition are back on the table. Use them.
  • The best homes still move fast. A well-priced waterfront home in a top location can still draw strong interest. Leverage applies to the average listing, not the exceptional one.
  • Pricing varies widely. Two homes on the same lake can differ by millions because of frontage, bottom, exposure, and privacy. Listing price alone tells you very little.

5 Things to Know Before Buying a Luxury Home Up North

  • Not all frontage is equal. Sandy bottom versus rocky, sunset versus sunrise, shallow versus deep water at the dock. These details drive value and your enjoyment of the home.
  • Rental rules are local and strict. Petoskey licenses short-term rentals and keeps a waiting list, and a license can lapse when the home sells. Charlevoix caps year-round rental licenses in residential neighborhoods. Never assume a home's rental history comes with it.
  • Plan for winter. If you won't be here year-round, budget for snow removal, winterization, and someone to check on the house.
  • Healthcare access matters. McLaren Northern Michigan in Petoskey and Munson Healthcare Charlevoix Hospital are the main hospitals in the area. Know your drive time, especially if you're planning to retire here.
  • Off-market inventory exists. Many luxury homes up here change hands quietly, between families or through local agents who know the owners. A local relationship can open doors a search website can't.

Thinking About Selling a Luxury Home?

With more listings on the market and buyers taking their time, pricing and presentation matter more than they did two years ago. Homes that are priced right from day one, photographed well, and marketed to buyers outside Michigan tend to sell. Homes priced on 2022 memories tend to sit. If you're thinking about selling, start with an honest conversation about where your home fits in today's market.

Frequently Asked Questions

Is Petoskey a luxury real estate market?

Yes. In March 2026, Realtor.com ranked the Petoskey area #11 among U.S. "pure luxury" markets, with 53% of active listings priced at $1 million or more and a median listing price of about $1.11 million.

How much does a waterfront home cost in Northern Michigan?

It depends heavily on the lake. Waterfront on Lake Charlevoix and Walloon Lake usually runs about $2 million to $10 million. On Burt Lake and Mullett Lake, it typically runs about $1 million to $3 million. Harbor Springs waterfront sits at the very top of the market.

Is now a good time to buy luxury real estate in Northern Michigan?

Buyers have more leverage than they did a few years ago. Homes are taking longer to sell, which creates room to negotiate and do proper due diligence. The best properties in top locations still draw strong interest, so being prepared still matters.

Can I rent out a luxury second home in Northern Michigan?

Sometimes, but it depends on the town and the specific property. Petoskey and Charlevoix both regulate rentals closely. Confirm the rules for the exact home before you make an offer.

Where is the best value in Northern Michigan luxury real estate?

The Inland Waterway, especially Burt Lake and Mullett Lake. You get large, clear lakes with boating access all the way to Lake Huron, often at half the price of comparable waterfront on Lake Charlevoix or Walloon.
